In general, people tend to believe that spring is the best time to sell. There is some logic behind that thought: In spring, kids are getting out of school and the days are getting longer, meaning that it’s just more convenient to sell at that time.

But there’s another thing that needs to be considered when you’re making the decision about when is the right time to put your house on the market: market conditions.

Right now, we have about 2,300 active listings on the market in our local Peoria MLS. This same time last year, we had about 2,600. That’s 300 fewer properties available for buyers to purchase right now.

We’ve seen that there are still hot buyers in our market. Our team has 17 buyer specialists and seven listing specialists who get together every morning to talk about the hot buyer needs in our community. We’ve come to the conclusion that all around our community, there are buyers who are ready, able, and willing to purchase—they just haven’t found the right house.

With that in mind, now can be a good time to sell. In fact, in the last three weeks, we’ve put more than 65 homes under contract. Mind you, that’s in the dead of winter.
